Welcome to the Radar Miami — this blog's new weekly column for anyone who buys (or closely follows) Miami's luxury real estate market. Each edition rounds up what high-net-worth Brazilians are reading, watching, and sharing about the market: the headlines that went viral, the data moving the conversation, and the formats dominating social feeds.
The rule never changes: only sourced information makes it in. No guesswork, no appreciation promises — quality information for better decisions.
The week's headline: the World Cup moves the market
The Real Deal reported in May 2026 that foreign buyers in Miami are being propelled by the World Cup — with Brazilians among the top buyers. According to Miami Realtors data, foreign buyers already account for more than half of new-development sales, and 86% of those buyers are Latin American.
Times Brasil/CNBC interviewed the CEO of Elite International Realty about the tournament's effect: Brazilians remain among the top 5 buyers of Miami real estate. And developers are playing along — Bloomberg Línea showed in April that projects like Domus Brickell Park began offering World Cup tickets as a purchase incentive, a strategy designed to attract Latinos.
The luxury market is having a scorching summer
Mansion Global (Dow Jones) reported in September that Miami's luxury market is having a "scorching summer": the city led U.S. luxury price growth in summer 2026, up 18% year over year with a median of $5 million, per Redfin data. The core of the story: luxury remains insulated from mortgage rates.
Sotheby's International Realty, in its 2026 Mid-Year Luxury Outlook, described Miami's ultra-luxury as standing on "particularly solid ground." And there's another symbolic milestone: at the end of 2025, Miami surpassed New York in $1 million-plus housing stock, according to Realtor.com.
Cash is still king
The data circulating most among Brazilian buyers: 55% of Brazilian buyers in Florida pay cash, per Florida Realtors (2023 data). In ultra-luxury, all-cash dominates — 85% to 90% of purchases, rising by price tier: 46.5% between $1 and $2 million, 64.4% between $2 and $5 million, and 84.7% between $5 and $10 million.
That's why, in this market, a cash offer isn't just a way to pay: it's a competitive edge at the negotiating table.
Celebrities, mansions, and branded residences
Lifestyle remains the gateway to the topic. CARAS reported actress Deborah Secco's purchase of a high-end apartment in North Beach — at the Palma Miami Beach project, with units starting at R$3.4 million. And Metrópoles covered businessman Daniel Vorcaro's $27 million penthouse at Mansions at Acqualina in Sunny Isles.
On another front, the branded-residence boom continues: Porsche Design, Armani/Casa, Bentley, Kempinski, Cipriani, Aston Martin, and Elle Residences — plus the Related Group's Six Fisher Island, slated for 2027 delivery with units from $9.75 million to $125 million.
What's going viral in formats
The formats dominating this audience's consumption are the same ones that have been going viral for months — and they're worth understanding, because this is how the audience discovers Miami:
- Cinematic tours of mansions and penthouses with the price in the title — drone footage, finish details, automation.
- Flyovers of Miami's priciest islands — Indian Creek, Star Island, and Fisher Island — with the celebrity-and-billionaire hook.
- Data-driven content backing the investment thesis: cash-purchase percentages, wealth migration, price-per-square-foot comparisons between Brazil and Miami.
- News hooks: the 2026 World Cup, new developments with deposit and HOA numbers, and Brazilian celebrities buying in town.
Brazilian creators like Cristiano Piquet, Ana Bozovic (ANAlytics Miami), Bruna Sereno, and Samuel Ferraz Jr. rank among the names this audience follows most — and understanding what they publish is understanding what your future buyer (or seller) is seeing.
